How Do I Renew My Virginia Real Estate License?
Step 1: Complete your required real estate license renewal course.
- If you are a newly licensed salesperson and are renewing your license for the first time, you must complete the 30 Hour Post License Course.
- If you hold a salespersons license and are renewing your license for the second time or more, you must complete 16 Hours of CE training to renew your real estate license.
- If you are a licensed broker, you must complete 24 Hours of of CE training to complete your Virginia real estate license renewal.
Step 2: Renew your Virginia real estate license by paying the renewal fee through the (Virginia Department of Professional and Occupational Regulation) DPOR website. Access the online renewal system and follow the instructions to ensure your license is renewed on time.

How Often Do I Need To Renew My Virginia Real Estate License?
If you have recently obtained your Virginia real estate salesperson license and are renewing your license for the first time, you must renew your license within one (1) year from the last day of the month your license was issued.
Example: If your license was issued on May 8, 2023, you must renew your license before May 31, 2024.
If you are an experienced salesperson or broker and are renewing your real estate license for the second or subsequent time, you must renew your license within two years from the last day of the month in which your license was issued.
Example: Your license was issued on August 3, 2022. So, you must renew your license by August 31, 2024.

Note: If you fail to meet the deadline, your license will be classified as expired, and you will not be permitted to practice real estate. You must reinstate your license within 1 year from your license expiration date, or you will lose your real estate license and will have to start the licensing process again as a new applicant.

What Are The Virginia Real Estate License Renewal Requirements?
Depending on which type of license you hold and how long you have been licensed, Virginia has various license renewal requirements for post license requirements and CE requirements. Salespersons renewing their license for the first time must take the Virginia post license renewal course. Experienced brokers and salespersons must complete the CE training.

NOTE: The post license and CE training are two different courses. The DPOR will not accept CE credits as a substitute for post license education.

CE training is NOT required for newly licensed Salespersons in their first license renewal term. However, if a newly licensed Salesperson has completed their post license requirement, they may choose to start their Continuing Education early.
Salespersons are permitted to begin their continued education in the six-month period prior to renewing their license for the first time.
These continuing education credits can then be carried forward to their second license renewal term.
Second and Subsequent Real Estate License Renewal
SALESPERSON:
If you are an experienced salesperson, renewing your Virginia real estate license for the second time or more, you must complete 16 hours of CE training.
The Virginia Real Estate Board requires that 8 hours of continued education must be on the following mandatory topics:
- 3 hours of Ethics
- 2 hours of Fair Housing
- 1 hour of Real Estate Contracts
- 1 hour of Legal Updates and Emerging Trends
- 1 hour of Agency
The remaining 8 hours of continued education to meet your salesperson’s real estate license renewal requirements may be on elective topics, such as real estate investment, property valuation, and appraising.
NOTE: The Virginia requirements for salesperson license renewal education also apply to inactive licensees wishing to reactivate their license.
BROKER:
If you are a broker looking to renew your real estate license, the requirements are to complete 24 hours of CE training.
16 hours of continued education must be on the mandatory topics as follows:
- 6 hours of Broker Management
- 2 Hours of Broker Supervision
- 3 hours of Ethics
- 2 hours of Fair Housing
- 1 hour of Real Estate Contracts
- 1 hour of Legal Updates and Emerging Trends
- 1 hour of Agency
The remaining 8 hours of license renewal education may be on elective topics. Elective topics must be real estate courses approved by the Virginia Real Estate Board.
Can I Use Real Estate Continued Education Credits I Have Earned In Another State?
You may be eligible to use your out-of-state CE credits towards your Virginia real estate license renewal. You must hold a current salesperson or broker license in another state and complete CE training courses within your current renewal term.
The Virginia Real Estate Board will accept only 8 hours of out-of-state continuing education. The courses must be related to real estate and are categorized as elective topics. (Virginia mandatory license renewal topics must be completed.)

Can I Carry Forward Continued Education Credits For VA Real Estate License Renewal?
In your current license term, you may have taken additional education credits over the required hours (16 hours for salespersons and 24 hours for brokers). In this case, you may be eligible to carry over the additional CE Credits to your next two-year renewal period. You must have obtained the additional credits six months before your license expiration date.
If you think you have additional CE credits that you may be able to carry over to your current renewal term, you need to submit the
Continuing Education (CE) Course Worksheet on the DPOR Website for approval.
Worksheets must be submitted to the Virginia Real Estate Board.

How Much Does It Cost To Renew My VA Real Estate License?
The Virginia real estate license renewal fees are stated in the Administrative Code 18VAC135-20-120 Fees for renewal. The renewal fees are non-refundable. The Real Estate Board will determine if a licensee’s renewal is on time by the date the renewal fee is paid.
The Virginia real estate license renewal fees for 2024 are as follows:
- Salesperson $65
- Salesperson’s or broker’s license as a business entity $90
- Broker $80
- Concurrent broker $80
- Firm $160
- Branch office $90
How Do I Reactivate My Real Estate License In Virginia?
If you want to reactivate your real estate license and maintain active status, you must have completed the Virginia continued education training.
You must submit a Salesperson Activate / Transfer Application to reinstate your expired real estate license and pay the required fee.

The fees for reinstating your license in 2024 are as follows:
- Salesperson $100
- Salesperson’s Or Broker’s License As A Business Entity $135
- Concurrent Broker $120
- Broker $120
- Firm $245
- Branch Office $135
NOTE: If you wish to reinstate your real estate license but hold an inactive license, you are not required to complete the continuing education requirement. You must still pay the appropriate fee.
IMPORTANT: You can reinstate your real estate license up to one year from the expiration date of your license. If your license has expired for more than one year, your license cannot be reinstated. You must apply for your license as a new applicant, pass the Pre Licensing courses and exams and pay the appropriate fees.
